Bram: Wauw, Mieke, kijk eens. Deze straat is zó anders dan vroeger. Ik herken het bijna niet meer.
Wow, Mieke, look. This street is so different from how it used to be. I barely recognize it anymore.
Mieke: Ja, dat klopt. Er is hier de laatste jaren veel gebeurd. Allemaal nieuwe koffietentjes en dure winkels.
Yes, that's right. A lot has happened here in recent years. All new coffee shops and expensive stores.
Bram: Precies. Wat is hier eigenlijk aan de hand? Dit is een klassiek voorbeeld van iets, toch?
Exactly. What's actually going on here? This is a classic example of something, isn't it?
Mieke: Zeker. Voor je KNM-examen is dit een goed voorbeeld van gentrificatie.

Bram: Gentrificatie? Dat woord heb ik wel eens gehoord, maar wat betekent het nou precies?
Gentrification? I've heard that word before, but what exactly does it mean?
Mieke: Nou, kijk. Dit was vroeger een vrij goedkope wijk. De huizen waren oud en niet zo duur.
Well, look. This used to be a fairly cheap neighborhood. The houses were old and not that expensive.
Bram: Ja, dat weet ik nog. Een vriend van mij woonde hier. Hij betaalde heel weinig huur.
Yes, I remember that. A friend of mine lived here. He paid very little rent.
Mieke: Precies. Maar de wijk ligt wel dicht bij het centrum. Dat is aantrekkelijk. Dus er kwamen nieuwe mensen wonen, de nieuwkomers. Vaak mensen met een hoger inkomen.
Exactly. But the neighborhood is close to the city center. That's attractive. So new people came to live there, the newcomers. Often people with a higher income.
Bram: Oké, en die kopen dan een huis en knappen het helemaal op?
Okay, and they buy a house and completely renovate it?
Mieke: Ja, dat is de volgende stap. Die opwaardering van de huizen zorgt ervoor dat de hele wijk er beter uit gaat zien. En dat is op zich positief.
Yes, that's the next step. That upgrading of the houses makes the whole neighborhood look better. And that's positive in itself.
Bram: Maar er is een 'maar', hè? Ik voel het al.
But there's a 'but', right? I can feel it already.
Mieke: Haha, ja. Omdat de wijk populairder wordt, stijgen de huizenprijzen enorm. En ook de huur voor de woningen die er nog zijn.
Haha, yes. Because the neighborhood becomes more popular, house prices rise enormously. And also the rent for the homes that are still there.
Bram: Ah, en dan... dan kunnen de mensen die er al woonden het niet meer betalen.
Ah, and then... then the people who already lived there can no longer afford it.
Mieke: Inderdaad. De oorspronkelijke bewoners moeten vaak verhuizen, omdat de huur te hoog wordt of omdat hun huis wordt verkocht.
Indeed. The original residents often have to move, because the rent becomes too high or because their house is sold.
Bram: Dus de hele sfeer van de wijk verandert. En er komen ook andere winkels en voorzieningen.
So the whole atmosphere of the neighborhood changes. And other shops and facilities also appear.
Mieke: Precies. De oude buurtsupermarkt verdwijnt en er komt een biologische winkel voor in de plaats. Dat is een typische verandering.
Exactly. The old local supermarket disappears and an organic store takes its place. That's a typical change.
Bram: Dat is best heftig eigenlijk. Als je hier al je hele leven woont en je moet ineens weg.
That's quite intense, actually. If you've lived here your whole life and suddenly you have to leave.
Mieke: Zeker. Het is een proces met twee kanten. De wijk wordt mooier en veiliger, maar niet iedereen kan ervan profiteren.
Certainly. It's a process with two sides. The neighborhood becomes nicer and safer, but not everyone can benefit from it.
Bram: Oké, dus de belangrijkste woorden om te onthouden zijn 'gentrificatie', dat is het hele proces...
Okay, so the most important words to remember are 'gentrification', that's the whole process...
Mieke: Ja, en ook 'opwaardering', wat betekent dat de kwaliteit en de waarde van de huizen stijgen.
Yes, and also 'upgrading', which means that the quality and value of the houses increase.
Bram: En het verschil tussen de 'oorspronkelijke bewoners' en de 'nieuwkomers'. Dat is wel duidelijk.
And the difference between the 'original inhabitants' and the 'newcomers'. That's quite clear.
Mieke: Let goed op bij het examen. Je krijgt vaak een korte tekst over een wijk. Als je leest dat de huizenprijzen stijgen, er nieuwe, duurdere voorzieningen komen en oude bewoners weg moeten, dan is de vraag vaak: 'Hoe heet dit proces?'.
Pay close attention during the exam. You often get a short text about a neighborhood. If you read that house prices are rising, new, more expensive amenities are coming, and old residents have to leave, then the question is often: 'What is this process called?'.
Bram: Oké, dus als ik zo'n vraag krijg, moet ik weten dat de combinatie van stijgende prijzen en het vertrek van de eerste bewoners wijst op gentrificatie.
Okay, so if I get a question like that, I need to know that the combination of rising prices and the departure of the original residents points to gentrification.
Mieke: Ja, precies. Dat is de kern die je moet onthouden. De verandering in de wijk is niet voor iedereen positief.
Yes, exactly. That's the core you need to remember. The change in the neighborhood is not positive for everyone.
